Let's Start the Conversation!  Your First step is to determine what your house is worth.  I will provide you with a Comparative Market Analysis to determine your house's worth in Today's Market.  I will compare your home to houses that have sold recently.  We will price the house & prepare a marketing plan to sell your home.   The price of your home will help us to determine how much you can spend for your next home.   We will also discuss your whats & needs for your new home.  Call your mortgage lender for a prequalification letter.

Getting Ready

Where Do I Start?

Now it is time to get the house ready for photos & showings.  Time to de-clutter, repair, & clean up!  We will provide you with tips for de-cluttering & places where you can donate.  It is time to improve your Curb Appeal!  Our organizer will provide advise on staging and getting your house ready!

We have a long list of places that take donations or where you can sell!  


Marketing Plan

  • Professional Photographer is hired.
  • Organizer will  help to declutter & stage.
  • List on the NJMLS & Garden State MLS.
  • Market on all realtor websites NJMLS, Zillow, Trulia, Realtor.com Etc.
  • Broker Tour for Realtors to preview for their clients.
  • Social Media Marketing - Facebook, Instagram, Twitter, Next Door, Etc.
  • Post-Card Neighborhood
  • Show the House every time requested, you never know who the buyer will be!

Getting the Offer

Once we receive the offer you will need a real estate attorney.  Both sides will provide terms once all is agreed, we will be under contract.

Under Contract

Once you are under contract the buyer has 3 contingencies when they have a mortgage - inspection, appraisal & mortgage.  All must be satisfied before your close.   They seller will arrange with the town to get the certificate of occupancy.


The Buyer will order Title & Survey.

Start Packing!

Closing Day

3 Days before closing, you will be provided with final numbers when the Closing Document (CD) is provided.


Last step is the walk through, you will make sure your home is broom swept for the Final Walk Through.   


 Keys are given to the new owners!
